Our Process
Design Build
We are primarliy a ‘Design Build’ residential construction firm. That means we manage your residential building project from the design phase through the completion phase. We feel this is the best course of action when you expect a unique custom home that fits your building lot, budget and lifestlye. The design build process allows us to help our clients identify their priorities and create realistic budgets. This process also allows us to create fixed pricing for the project, reducing the risk of cost increases to our customers. We also coordinate all parties involved in precosntruction accountable to your timeline. We do require a design retainer for work done during the deisgn phase. The design phase can take two months to six months, depending on the size and complexity of the project.
Fast Start
Occasionally we have clients that are ready to start a home quickly, or need firm pricing prior to choosing us as thier builder. For these customers we offer a few ‘stock’ homeplans. These plans can be found to the right of our header bar at the top of this page. These homes can still be customized with your choice of siding, exterior doors, windows and interior finishes. Please contact us for more details and pricing on these floorplans.
Meet Tim
Tim began his career path in residential home building at 14 years old. Working for a local custom home builder, spending his summer days sweeping floors and carrying lumber. Tim would often be “lent out” to different subcontractors who needed an extra hand. This led to diverse experiences learning the basics of every trade in the home building process.
“Usually for a week or more at a time, I would be sent to work with one of our subcontractors. I didn’t realize at the time how much information I was absorbing, working with the various trades. One week I would be setting foundation forms and carrying steel-concrete panels, the next week I would be helping pull electrical cable. I worked with great people and loved every minute of those summer days.”
After earning a degree at the University of Dayton, Tim began a career teaching High School history and coaching various sports. After encouragement by his former employers, Tim began building custom homes at the age of 23. The enterprise grew and Tim left teaching in 2015 to become a full-time home builder.
During his downtime, you may find Tim still coaching a little football or exploring our National Parks with his friends and family.
Tim Guilfoyle is a member of the Dayton Area Homebuilders Association and the National Home Builders Association.
